A new book argues that renting has replaced owning for many people and that this is not a bad thing. N.C. State University economist Mike Walden explains the author?s reasoning.

?Well what the author is saying is if you look at how people spend their money and particularly how they use certain durable goods, there has been a shift over the last few years from, for example, in terms of shelter, moving away from owning a home to renting a home, in terms of vehicles moving away from buying vehicles to leasing vehicles.

?Maybe in your lawn service, you don?t buy a lawn mower, you hire a lawn service company. And even, and this surprised me when I read it, people with young children can rent baby strollers so they don?t have to buy that baby stroller and then worry about selling it when the child grows up.

?So, the author argues there has been a shift in how people particularly have used durable goods. The author also argues that this is giving households more flexibility, particularly in terms of moving. And here he focuses on their renting versus owning: If a household is renting a home and they need to move in order to go to a better job market, they don?t have to worry about selling the house, et cetera.

?Now I think that my analysis here is that some of this is temporary, and I think that a large part of it is being driven by the home market. Clearly we?ve had a reduction in the benefits of owning a home, with the so-called crash in the real-estate market.

?I do think though ? when the real-estate market comes back ? when we start to see homes appreciate in value again ? we?ll have a rebound back to owning, particularly in real-estate.?

Republicans Consider Tax Increases to Combat Crushing Debt

In most circumstances, the very concept of tax increases is anathema to Republicans. However, in a country where debt continues to pile up on top of other debt, and politicians seem unwilling or unable to stop their wild spending sprees to pander to voters who will give them an edge in their next election, even Republicans may relent and given in to a tax increase. It sounds rather extreme for the party that likes a "hands off" approach to government (allegedly), but in reality the proposal being considered by some in the GOP is not too far out there at all.

Jeb Bush, the former governor of Florida and brother of former President George W. Bush, noted in recent comments, "If you could bring to me a majority of people to say that we?re going to have $10 in spending cuts for $1 in revenue enhancement ? put me in, Coach." Bush made the comments while speaking to the House budget committee. Bush also added, however, "This will prove I?m not running for anything." Indeed, he could not be, as tax increases don?t get Republicans elected.

Still, even Bush?s choice of words ? "revenue enhancement" ? are telling. What that actually equates to is "taking your money" (assuming you?re part of the 50% of American who pay income taxes). Bush?s comments may also be in response to a CBO report that warned that entitlement programs would push the debt to double that of the U.S. economy by 2037. According to the report, "The explosive path of federal debt under the alternative fiscal scenario ? which maintains what might be deemed current policies ? underscores the need for large and timely policy changes to put the federal government on a sustainable fiscal course."

Port, unions voice opposition to new NBA arena

SEATTLE (AP) -- The Port of Seattle, a business association and the longshoremen union characterized a proposed new events arena in Seattle's industrial district as a "land grab" that threatens jobs because it could increase traffic and land value.

"This is just not about a basketball arena. This is about a land grab in the Sodo area and changing it," Herald Ugles of the longshoremen union told the Seattle City Council on Thursday. "You can build a basketball arena anywhere. But you cannot build a world class deep water port anywhere. And that's what we have in Seattle right now."

The group's comments came as the city traffic study funded by the private investor concluded that additional traffic brought by events at the arena would not have a major impact on port and freight operations.

Hedge-fund manager Chris Hansen has proposed building a nearly $500 million arena just south of Safeco and CenturyLink fields. The plan calls for nearly $300 million in private investment from Hansen's group. The amount of public support would be $200 million if an NBA and NHL franchise moved here.

Seattle Mayor Mike McGinn and King County Executive Dow Constantine are backing the plan, saying that bringing the sports franchises would create jobs and as well as the private investment Hansen's group promises.

The traffic study found that events at the arena would not coincide with regular port container terminal operations because most would be in the evening, while one of the main gates at the port wraps up operation around 4:30 p.m.

The study also found that event traffic would be on 1st Avenue and roads to the east while the "majority of Port of Seattle operations are west of 1st Avenue S - Port of Seattle operations are effectively separated from event traffic."

But detractors of the arena proposal say the study overlooks some key factors, including that traffic on event days currently housed at Safeco and CenturyLink begins around 3 p.m. and that trucks leaving the port terminals don't hit the road until about 5 p.m.

Also troubling for Dave Gering - executive director of Manufacturing Industrial Council of Seattle - is the thought of developing an industrial district into a more retail and entertainment focused area.

"The arena developer has been amazingly candid...This is not just about an arena. This is about changing Sodo," Gering said. "A new land use pattern in Sodo not only is posing a threat to the cargo sector, it will have enormous public costs for the sidewalks that aren't there, the drainage that isn't there."

Developing the area, they argued, would increase speculative value of the land, which may force business owners reliant on cheaper land to leave.

Salty Science: How to Separate Soluble Solutions

JUST ADD WATER!: This activity let's you solve a problem using a solvent. Image: George Retseck

Key concepts
Chemistry
Solubility
Water
Temperature

Introduction
Have you ever mixed sand and salt together and wondered how you could separate them again? If you had to separate them, would you have nightmares of tiny tweezers, a magnifying glass and hours spent picking grains of salt and sand apart? Don't be afraid, there is another way! Using the differences in solubility between salt and sand, you can find the simple "solution" to this problem.

Background
Chemistry for the most part is the study of matter and how it behaves and interacts with other kinds of matter. Everything around us is made of matter. One important property that matter has is solubility. We think about this when we dissolve something in water. If a chemical is soluble in water, then when you add it to water it will dissolve, or disappear. If it is not soluble, then the chemical will not dissolve and you can see it, either suspended in the water or at the bottom of the container.

When a chemical is dissolved in a liquid, such as water, it creates a solution. In a solution, the liquid is the solvent, and the soluble chemical that is added to and dissolves in the liquid is the solute. Even though a solvent dissolves a solute, the latter blends in but is still there. If you evaporated all of the liquid from the solution, you would be left with the dry solute again. In fact, this is how salt is processed in giant salt flats where seawater is slowly evaporated, leaving behind huge amounts of sea salt.

Materials
? ?? Strainer (optional)
? ?? Salt
? ?? Sand
? ?? A napkin
? ?? Magnifying glass
? ?? Two glass jars with lids
? ?? Measuring cup
? ?? Water
? ?? Teakettle or pot
? ?? Two spoons
? ?? Stove and oven
? ?? Funnel
? ?? Coffee filter
? ?? Spoon
? ?? Oven mitts

Preparation
? ?? If the sand has a lot of debris in it, use a strainer to strain out the large debris and purify the sand.
? ?? Place some salt and sand separately on a napkin and, using the magnifying glass, closely examine the salt and sand. What do you notice? How does the size, shape and color of the grains of sand compare with the grains of salt?
? ?? Be careful when using the stove and oven, and when handling the boiling water. An adult should help you with these steps.

Procedure
? ?? In a glass jar add one quarter cup of salt and one quarter cup of sand. Put the lid on the jar and shake until the salt and sand are completely mixed into the liquid.
? ?? Using the magnifying lens, closely examine the mixture. What do you notice? Can you still see the individual grains of salt and sand?
? ?? Fill the teakettle or pot with at least one cup of water. Heat the water on the stove until it is boiling. Be careful when using the stove and handling the boiling water. An adult should help you with this.
? ?? Very carefully pour one half cup of boiling water into the jar and stir the mixture with a spoon. Be careful when handling the boiling water, which will make the jar become very hot! (Caution: You should pour the water very slowly, so the glass jar does not shatter from a rapid change in temperature.)
? ?? Using the magnifying lens, closely examine the solution. What do you notice? Can you still see the individual grains of salt and sand?
? ?? Place the coffee filter in the funnel and place the funnel on top of the second glass jar. Slowly pour the entire solution over the filter. As the solution seeps through the filter, let it collect in the second jar.
? ?? Looking at the coffee filter, what do you see? Carefully scrape off any particles from the coffee filter with a spoon and place them in the first jar.
? ?? Turn the oven on to 325 degrees Fahrenheit. Be careful when using the oven and ask an adult to help you with this. Place both jars on to a cookie sheet and bake them in the oven until all of the water has evaporated from them. This may take over an hour. When you check on the jars to see how much water has evaporated, what do you notice?
? ?? Turn off the oven and let it cool down. (When glass changes temperature very quickly, it can shatter.) Then, using oven mitts, carefully remove the jars and allow them to cool to room temperature. They will probably still be very hot!
? ?? After the jars are cool, closely examine their contents using the magnifying glass. What do you notice? Can you still see the individual grains of salt and sand? Are they mixed together or separated?
? ?? Extra : At the end of this activity, you can carefully use a measuring cup to measure the amount of salt and sand you ended up with. Do these amounts match the amounts you started with? Why do you think this happened?
? ?? Extra: Many different chemicals have different degrees of solubility. By adding different amounts of salt, sugar or baking soda to water you can see how soluble each chemical is. Just add each chemical, one teaspoon at a time, to a half-full glass of water until you notice that it no longer dissolves when you stir it. Which chemical is the most soluble (dissolves the most into the same amount of water); which chemical is the least soluble?
? ?? Extra: How might temperature affect the solubility of a chemical? Try dissolving the same amount of sugar in hot water, room-temperature water and ice-cold water, using the same amount of water each time. What happens? Can you think of other variables that might affect solubility?

'Band of Brothers' honored on D-Day anniversary

SAINTE-MARIE-DU-MONT, France (AP) ? A statue in the likeness of a Pennsylvania native whose quiet leadership was chronicled in the World War II book and television miniseries "Band of Brothers" is being unveiled near the beaches where the D-Day invasion of France began in 1944.

The 12-foot (3.6-meter) tall bronze statue in the Normandy village of Sainte-Marie-du-Mont shows Maj. Dick Winters with his weapon at the ready, evoking the massive Allied operation that paved the way for the end of the war.

The unveiling is one of many ceremonies Wednesday commemorating the 68th anniversary of the invasion.

Winters ? a native of Ephrata, Pennsylvania who died last year aged 92 ? only accepted serving as the statue's likeness after monument planners agreed to dedicate it to the memory of all junior U.S. military officers who served that day.

Pacquiao vs Bradley: Marital, legal and other problems weigh heavy ...

NEW YORK NY - FEBRUARY 14: (R) Manny Pacquiao and his wife (L) Jinkee Pacquiao are presented with a Valentines Day cake at a press conference to promote his fight with Shane Mosley at The Lighthouse at Chelsea Piers on February 14 2011 in New York City. (Photo by Chris Trotman/Getty Images)

As a wise man former Ultimate Fighting Championship (UFC) Heavyweight Champion (Tim Sylvia) once said -- and as any prophet of the unbeatable, motivated B.J. Penn can confirm -- 90 percent of the fight game is half mental.

For Manny Pacquiao, that 45 percent may make quite a bit of difference.

Physically and technically, Pacquiao is a stand up marvel. While he has complained of leg cramps in his recent bouts with Shane Mosley and Juan Manuel Marquez, his work inside the ring has been nothing short of jaw-dropping.

Despite fighting at Welterweight, he's got speed normally associated with featherweights and, impressively, crushing power that flatlined the gritty Ricky Hatton, dented the notoriously-durable Mosley, and ended Antonio Margarito's career in the upper echelon by destroying his eye. He puts together his punches beautifully, throwing six-punch combinations and connecting with the lot en route to establishing an offensive typhoon that few people on this Earth can handle.

What makes his upcoming clash with Timothy Bradley this weekend (June 9, 2012) at the MGM Grand Garden Arena in Las Vegas, Nevada, so intriguing, however, is that the champion's personal life seems rockier than ever.

Star-divide

When it comes to elite boxers running afoul of the law and having issues with the ladies in their lives nowadays, eternal Pacquiao nemesis Floyd Mayweather is by far the talk of the town. Not only is he currently in the big house for domestic abuse, it seemed like not a day went by when he wasn't harassing officers or cursing out broadcasters or generally making a fool of himself.

Despite his "good guy" image, Pacquiano has been in some turmoil of his own.

In the span of a week this past March, the Pinoy slugger was charged with tax evasion and harboring a fugitive. Recent reports indicate that his marriage with the lovely Jinkee may be on the rocks, as when Pacquiao decided that the two should renew their wedding vows following his win over Marquez, she refused.

And that's not even taking into account his own ambitions.

Pacquiao has been a congressman in the Philippines for the past five years and currently has his sights set even higher, aiming at governorship of his home province. In addition, he's made huge changes to his personal life, focusing intently on his Christianity.

He's even raised one of the biggest red flags in combat sports by floating the idea of retirement.

Overall, it seems almost impossible for Pacquiao to concentrate his efforts on the ring with so many distractions of both his and others' designs weight on his mind. That's what makes his fight with Timothy Bradley such an interesting affair. "Desert Storm" literally has nothing to lose -- while his skill is well-recognized, he's still sitting at worse than +300 underdog in the sportsbook. Nobody will think less of him for losing to Pacquiao, and at 28, he's still got plenty of fights ahead of him to rebuild himself should he fall.

"Intangibles" may ordinarily be a crock of crap used by your boss to explain your pitiful raise, but they sure as hell seem to be going in Bradley's favor, and with his ring IQ, he knows it. It would take something incredible for Pacquiao to get his mind in the right place for this.

Then again, the man has a knack for pulling off the incredible.

Remember, MMAmania will have LIVE coverage of the bout this Saturday, which sits atop a card hosting three other title fights. See you then, Maniacs!

The Power of Torso TV (Why Media is Racing to the Middle)

Global media technology Editor?s Note: This is a guest post by Mark Suster (@msuster), a 2x entrepreneur, now VC at GRP Partners. Read more about Suster on his Startup Advice blog: Both Sides of the Table The media industry has operated for the past 100 years by large operators who have a stronghold on the industry through high costs of production (think studios, book publishers or record labels) and the high costs of distribution (broadcast TV, cable, satellite, radio, record stores). We all saw what happened when ProTools made music production cheap and Napster made distribution nearly free. And we've all witnessed the YouTube phenomenon, which now has more than 800 million unique visitors per month who consumed more than 1 trillion online videos last year (140 for every person on the planet). Winning Abstract Examines ?Fitness versus Fatness? ? IMPH | South ...

Obesity has long been associated with increased mortality, but recent research has demonstrated a paradox: cardiorespiratory fitness can be a greater predictor of outcomes than obesity for those at risk for cardiovascular disease.

This paradox formed the basis of research conducted by Samantha Hayes, who received the South Carolina Institute of Medicine and Public Health (IMPH)?s 2012 Outstanding Student Abstract Award at the South Carolina Public Health Association (SCPHA) annual meeting held May 24-25. The award recognizes the highest scoring student abstract submitted to and evaluated by the SCPHA Contributed Papers Committee.

Hayes?s research, ?Fitness versus Fatness in Women from the Veterans Exercise Testing Study (VETS),? explored the association between cardiorespiratory fitness and obesity with mortality rates among female veterans. Previous research had demonstrated a connection between these variables for male participants of VETS, but applications to female veterans had not been examined prior to Hayes?s work.

Hayes joined the research team led by professor Dr. Paul McAuley during her undergraduate studies at Winston-Salem State University. What began as an opportunity to seek research experience soon opened doors for networking and collaborating. Hayes contributed to presentations at the Minority-Serving Institutions Research Partnership Consortium (MSIRPC) Annual Conference at Morgan State University and the TSI Synergy Symposium: Lipotoxicity Across the Translational Spectrum at Wake Forest University in April 2010. The significance of the study was also recognized by the American Heart Association, which published the research findings in March 2011.

Hayes completed a master?s degree in social work at the University of South Carolina in May 2012. Along with her graduate studies, Hayes interned at Burton-Park Elementary School and provided therapeutic counseling at the Carolina Children?s Home in Columbia, S.C. Although her graduate study focused on social work, Hayes sees strong connections between this field and public health.

?Social work and public health are similar in making at-risk environments and populations better ? promoting well-being by focusing on prevention and intervention,? Hayes said. ?With the findings of our recent research, we can promote physical fitness and ways to become physically fit.?

Hayes plans to work as a provisional license master social worker with at-risk children and families until she obtains her clinical license. She also intends to continue research in health promotion.

Hayes received a check from IMPH and an additional monetary award from SCPHA for selection as an oral presenter at the annual meeting.

IMPH encourages student researchers to submit abstracts during spring 2013 to SCPHA for consideration for the 2013 Outstanding Student Abstract Award.
